How to Effectively Market Your Listing on Social Media

"People do not buy listings – they buy lifestyles." Now, take a second and let it soak in! I heard this phrase from one of my mentors a few years ago, and it created a very different perspective on how to market and promote real estate listings.

To effectively market your listings, you need to create a story - paint a picture of the lifestyle of someone living in that beautiful home! Before we even start talking about how we will leverage the power of social media to promote your listing, let's cover the basics.

 

Description

Start with an insightful listing description. Photos will attract a potential buyer's attention; however, your listing description will trigger their curiosity about the specifics. A well-written listing description should be highlighting a home's best features, upgrades, and any perks that come with the location, so the potential buyer can envision living in the home and the lifestyle he/she is going to have.

 

Photography

Hire a professional photographer and videographer to create beautiful visuals. Did you know that 92% of home buyers start their search online? Listing photography is a crucial factor in how long the property will be on the market. If the listing is unfurnished, help potential buyers paint a picture of making the property look like a home with virtual staging.

 

Pricing

Strategically price your listing. Marketing your listing starts with strategic pricing. Suppose your listing is not priced based on the comparative market analysis, local market conditions, and home's unique characteristics but on your seller's wishes, emotions and memories. In that case, you are wasting your time and money as a real estate agent and doing a disservice to your client.

 

Social Media Strategies to Market Your Listings

Now that you have beautiful listing photography/video content, an insightful description, and the right price for your listing, nothing can stop you from selling that home! Here are some social media strategies on how to speed up that perfect buyer finding their dream home:

  • Do a Facebook / Instagram Live - touring the listing and telling that enticing story.

  • Create a Facebook event for your Open House and promote it on your Facebook page, stories, and local real estate Facebook groups you are part of. If you are serving some refreshments, make sure to add that to the event descriptions.

  • Highlight your listing on your Instagram feed and stories; however, instead of traditional Just Listed posts, showcase different features of the home weekly that you love the most. Make sure you geotag the location of the home, as well as add the location-based hashtags.

  • Do a post on LinkedIn about your listing. Instead of looking for a perfect buyer on LinkedIn, network with your local, national, and international agents and encourage them to market your listing to their buyers’ lists. Make it easy for them by providing a few unbranded marketing materials (without your contact information) that they can easily share with their contacts.

    All these strategies sound simple, don't they? If executed right, they will boost the sales process of your listing!
